Add exceptional growth predictions, major infrastructure investment and an idyllic coastal lifestyle, however, and it’s not hard to see why we’re investing heavily in this versatile area of south-eastern Queensland.
Projected Population Boom
Silently accelerating over the past decade, the Moreton Bay Region is today one of Australia’s fastest-growing areas. Climbing a staggering 21% over the past 10 years, the area’s population has grown from 370,447 in 2009 to 469,465 in 2019 (ABS), a standout in any Australian regional property market. Not set on slowing down, this exceptional growth is expected to continue long into the future; a 40% population increase is projected over the next 20 years (Investment Property Queensland). Couple this with the extensive rezoning of land for high-density development and the current approval of over 85 large scale residential developments (Moreton Bay Regional Council), and it’s easy to see why the region’s enviable position is only predicted to improve.
Government Investment
As expected in any area of such significant growth, heightened demand for infrastructure has been met with a major investment by state and local governments. In total, an estimated $320 million has been invested by the council over the past 5 years, along with the $1.2 billion Moreton Bay Rail Link which connected Brisbane and Northlakes, finished in 2016 (Queensland Government). A $17 million upgrade to the Caboolture Hospital, planned for completion by 2023 will also expand the number of beds to 265 and vastly improve access to health care for local residents, along with the commenced $100.4 million Boundary Road/Bruce Highway upgrade at Narangba unlocking a major congestion point for motorists (Investment Property Queensland). Improving quality of life for all current and future residents of Moreton Bay, it’s clear the region has been well supported by all levels of government and is primed for expansion in coming years.
Education
Another dominant piece of public infrastructure particularly attractive to younger residents is the new full-scale University of Sunshine Coast (USC) campus, an award-winning design with extensive study opportunities. Finished in 2020, this new campus is expected to cater to up to 10,000 university students by 2030 and is ideally positioned on the Moreton Bay Rail Link (University of Sunshine Coast), providing easy access to students across the Moreton Bay region. Expected to encourage tertiary study and increase the number of highly skilled workers in coming years, this development is another step towards facilitating sustainable growth in the region and is an encouraging sign for potential investors.
Lifestyle & Location
Finally, aside from significant public investment, Moreton Bay promises the chance for a blissful coastal lifestyle, without the price tags of the Gold Coast or Sunshine Coast. Spanning 125km of crystal clear coastline, numerous state forests and a sprawled network of inlets, the Moreton Bay region ensures residents have the opportunity for serene outdoor escape, whenever they wish to take it. Moreton Island, North Stradbroke Island and Bribie Island all within the realm of a weekend adventure, or Brisbane International Airport being just 20 minutes drive away, the Moreton Bay Region ensures residents are spoiled for scenery yet can escape as they choose.
