National property and construction group Traders In Purple has lodged a development application that will transform 10 semi-detached homes into 78 apartments, just 150 metres from Crows Nest Metro Station.
The proposed 12-storey building at 8-24 Nicholson St, Wollstonecraft, sits within the Crows Nest Transport Oriented Development (TOD) precinct, designed to increase housing in key areas and encourage faster development.
Traders In Purple has a $5 billion pipeline of projects nationally, including another two on Sydney’s north side. It has commenced marketing of Finrose at Lane Cove, with sales of the 47 luxury apartments to commence early next year and is currently seeking development approval for 75 apartments at St Ives overlooking Pymble Golf Course.
In Queensland, Traders In Purple currently has two luxury waterfront developments on the Moreton Bay Peninsula, Tydal and Lighthouse, under construction and will break ground on its ultra luxury Brisbane riverfront development Rivara West End in January.
The Wollstonecraft development proposes a mix of generously proportioned apartments with extraordinary city and harbour views, located in a quiet pocket of Wollstonecraft only moments from Crows Nest Metro.
A mix of one, two and three bedroom apartments is designed to meet the needs of downsizers, professional singles and couples, and families, seeking a quality home that offers outstanding connectivity in a well-established suburb.
Traders In Purple CEO Brett Robinson said the planning pathway under the Crows Nest TOD, has created a development environment with greater certainty, enabling faster finalisation of design and delivery of housing.
“Traders In Purple acquired this site in April this year and we hope to be in market by Spring of next year,” said Mr Robinson. “That is a remarkably quick turnaround that eliminates the additional costs associated with an uncertain planning regime and more importantly, will see homes coming out of the ground sooner.”
While the Crows Nest TOD permits commercial and mixed use buildings up to 62 storeys in locations concentrated along the Pacific Highway, the proposed 12 storey building on a consolidated 3,011sqm site, offers a more boutique living experience that encourages community connection.
“Wollstonecraft is a highly desirable neighbourhood on the lower north shore that has long been attractive for Sydneyiders seeking proximity to the harbour and the urban essentials of schools, hospitals, transport and shops,” said Mr Robinson.
“With the opening of the Metro, the area has become even more attractive for those wanting connectivity to the Sydney CBD, who can be at Barangaroo in five minutes and Martin Place in seven minutes.
“That changes everything, not just for working professionals but also school and university students, and empty nesters who want to live in a modern and well-connected low maintenance home where they can walk to shops and restaurants and catch the Metro to easily access theatres, galleries and shopping in the city.
“The site is a little cul de sac oasis just a few minutes from Crows Nest Metro, the St Leonards bus and train interchange and Crows Nest Village.”
Mr Robinson said careful thought had gone into designing resident amenity that fostered a sense of community without imposing high maintenance costs upon owners.
A landscaped rooftop will provide residents with an outdoor space for dining and social gathering where they can gaze out to extraordinary harbour and city views.
The sandstone base and red brick façade of the lower levels replicate the materiality of surrounding homes, capturing the residential character of Wollstonecraft. Planter boxes on the first three floors and a landscaped perimeter will help to green the building and add to the street appeal.
With frontage to Nicholson St and Oxley St, a number of the apartments occupy a dual aspect corner position of the building, maximising natural light and cross flow ventilation.
